  JAMESTOWN ZONING BOARD OF REVIEW

  Minutes of the June 1, 1999 Meeting

A special meeting of the Jamestown Zoning Board of Review was held at the
Jamestown Town Hall, 93 Narragansett Avenue.
      The meeting was called to order by the Chairwoman at 7:03 p.m.  The
clerk called the roll and noted the following members present:

Catherine Finney
Rolf Knudsen
Richard Allphin
Dennis Grieco
Don Wineberg
Raymond Iannetta

Also present were:

Jane Fitts, Stenographer
Pat Westall, Zoning Clerk
MaryJo Carr, Counsel

MINUTES of May 25, 1999

Seated: Catherine, Rolf, Richard, Dennis, and Don.

A motion was made by Dennis Grieco and seconded by Richard Allphin to
accept the minutes of the May 25, 1999 as written.

The motion carried by a vote of 5 - 0.

OLD BUSINESS

Seated; Catherine, Rolf, Richard, Dennis, and Don.

Dwyer

A motion was made by Catherine Finney and seconded by Dennis Grieco to
accept the withdrawal of the application of John Dwyer without prejudice.

The motion carried by a vote of 5 - 0.

Simonsen

A motion was made by Don Wineberg and seconded by Dennis Grieco to grant
application of Eric A. & Suzanne Simonsen, whose property is located at 86
Highland Dr., and further identified as Tax Assessor's Plat 9, Lot 349 for
a variance from Article 3, Section 302 (District Dimensional Regulations)
to increase living space in house both floors and create studio/guest
bedroom in 2nd floor of garage.

This Board has determined that this application does satisfy the
requirements of Article 6, Section 606, Paragraphs 1 through 4, and
Section 607, Paragraph 2.

The condition set forth in Applicant's Exhibit 2 are hereby incorporated
by reference.
      In addition, there shall be no cooking facilities anywhere in the
garage.

This motion is based on the following findings of fact:

1.  Said property is located in a RR80 zone and contains 43,250 sq. ft. 

2.  The project eliminates use of the property as a two-family residence
and eliminates hazardous access to the observation deck.

3.  Two neighbors supported the project provided the conditions referenced
above are imposed.

The motion carried by a vote of 5 - 0.

NEW BUSINESS

Seated: Catherine, Rolf, Richard, Don, and Raymond.
 
Wright

A motion was made by Rolf Knudsen and seconded by Richard Allphin to grant
the request of Daniel & Jane Wright, whose property is located at 206
Narragansett Ave., and further identified as Tax Assessor's Plat 8, Lot
639 for a variance from Article 3, Section 302 (District Dimensional
Regulations) to construct dormers on the third floor of an existing
residence that is located 5 feet from the side lot line instead of the
required 10 feet.

This Board has determined that this application does satisfy the
requirements of Article 6, Section 606, Paragraphs 1 through 4, and
Section 607, Paragraph 2.

This motion is based on the following findings of fact:

1. Said property is located in a R20 zone and contains 15,590 sq. ft.

2. There will be no change to the footprint of the existing residence,
which is non-conforming in regard to the dimensional regulations.

3. There were no objectors to this application.

The motion carried by a vote of 5 - 0.
