I.  READING AND APPROVAL OF MINUTES FROM THE MEETING OF APRIL 17, 1996.
Commission agreed to postpone approval of minutes.

II.  CORRESPONDENCE
1.  Copy of Correspondence to Planning Commission from Town Clerk  RE: 
Golf Course Committee.  Received and Acknowledged
2.  Copy of Correspondence to James Hyman from Planning Commission RE: 
notification of meetings.  Received and Acknowledged
3.  Copy of Minutes RE:  April 30th, Joint Hearing on proposed shower
facility.  Received and Acknowledged
4.  Copy of Correspondence to the Planning Commission from John  Murphy 
RE:  Application of Conanicut Marina.  Received and Acknowledged
5.  Copy of Correspondence to Water & Sewer Commissioners from Planning
Commission RE:  water conservation.  Move to Old Business
6.  DEM Insignificant Alteration - Permit to J. Christopher Powell.

III.  CITIZEN'S NON-AGENDA ITEM
With no Citizen's Non-Agenda Items move on to Town Planner Report.

IV.  TOWN PLANNER'S REPORT
Town Planner stated due to the agenda being full, he would defer his
report until the next scheduled meeting.
 
V.  OLD BUSINESS
1.  Accessory buildings - Commission discussed issue.

2.  Proposed Zoning Ordinance Amendment - statement of consistency with
Comprehensive Plan - Commission discussed issue.

3.  Additional Zoning Ordinance definitions : 
Aquaculture - the culture of aquatic species under natural or artificial
conditions in tidal waters, coastal ponds, pens, tanks, or impoundments,
and the culture of shellfish on the sea floor or suspended in the water. 
Off-Street Parking - areas provided specifically for parking, comprising
either single spaces or lots with multiple spaces, sited off of public
roadways.
Ship and Boat Storage (non-commercial) - the storage of ships and boats by
private entities (not by marinas or other commercial concerns)
Marine Supplies - supplies to conduct marine - related activity, including
but not limited to: rigging, nets, solvents, varnishes, boat cradles,
cranes, and hoists.
A motion was made by Commissioner Travisono and seconded by Commissioner
Foley to approve the additional Zoning Ordinance definitions adoptions and
forward to the Town Council.  So voted:  6-0

4.  Dimensional Regulations in Open Space zones - To be distributed: 
Commission discussed issue.  
A motion was made by Commissioner Bryer and seconded by Commissioner Foley
that the Planning Commission recommend to the Town Council that the Open
Space recommendations of the Conservation Commission be adopted as amended
to include the Dimensional regulations as amended and that OS-2 be added
to the list on page 67, Section 1102.  So voted:  6-0

Motion was made by Commissioner Hubbard and seconded by Commissioner Bryer
to accept the proposed Zoning Ordinance Amendment - statement of
consistency with the Comprehensive Plan and forward to the Town Council.
      So voted:  6-0.

A motion was made by Commissioner Hubbard and seconded by Commissioner
Travisono to forward definition of Open Space to the Town Council with
other definition.  So voted:  6-0.

5.  Procedural guidelines for Technical Review Committee - To be
distributed.
A motion was made by Commissioner Travisono and seconded by Commissioner
Hubbard to adopt the Procedural Guidelines for the Technical Review
Committee as printed.  So voted:  6-0.

VII.  NEW BUSINESS
A motion was made  Commissioner Travisono and seconded by Commissioner
Hubbard for the Planning Commission to agree to defer to the Conservation
Commission concerns of Town Council's Tree Replacement Program.

Commission announced there would be a joint PC and Zoning Board meeting on
June 5, 1996 held at the Library.

Meeting adjourned.
